Planning approval secured for Saxon Court, delivering 34 affordable homes for older persons in Basingstoke
Planning approval has been granted for the redevelopment of Saxon Court in Basingstoke, creating 34 affordable homes specifically designed for older persons aged 55 and over.
Approved by Basingstoke and Deane Borough Council through delegated powers, the scheme will transform SNG's former office site on Sarum Hill into high-quality affordable accommodation for older people in a sustainable town centre location, close to shops, services and public transport. Our headquarters remains in Basingstoke.
The development will provide 22 one-bedroom and 12 two-bedroom affordable apartments, helping to meet the growing need for older persons' accommodation in the borough and enabling residents to remain living independently while staying connected to their local community.
All homes will be advertised through Basingstoke and Deane Borough Council's HomeBid scheme, with nomination rights available to eligible residents living in the borough.
The redevelopment brings a vacant brownfield site back into use following unsuccessful efforts to secure an alternative office occupier.

The proposals will also enhance the approach to Sarum Hill, creating a more attractive and welcoming frontage in this prominent location. New landscaping and biodiversity improvements will deliver a greener environment, while the design has been carefully shaped to complement the character of the local area and respect the area's heritage assets, improving the setting of nearby historic properties.
The new homes will be energy-efficient and designed around the needs of older residents, combining thoughtful design, quality placemaking and strong environmental credentials to create a place where people can feel proud to live.
Saxon Court forms part of our ongoing investment in Basingstoke. Alongside delivering new affordable homes, SNG is investing c.£500,000 in the refurbishment of the former Beacon pub, creating an interim community hub for local groups and activities while supporting the wider regeneration of Buckskin and South Ham.

Planning officers identified the scheme's contribution to affordable housing delivery, older persons' accommodation and the sustainable redevelopment of a brownfield site as significant benefits.
Subject to funding approvals, all 34 homes are intended to be delivered as affordable housing.
Demolition of the existing buildings is expected to begin later this year, with the first residents anticipated to move into their new homes in 2028.
