SNG submits plans to deliver affordable housing at former Basingstoke head office site

We’ve submitted a planning application for the delivery of affordable homes at the site of our former head office, Saxon Court. Adjustments were made to the proposals to redevelop the site into 34 high-quality one and two-bedroom affordable homes for older people following considered feedback from the public and local councillors during the consultation throughout July 2025.

Located at the top of Sarum Hill, between the Sarum Hill public car park and The Wheatsheaf public house, the site currently comprises a vacant office building that is out of character with the local surroundings. The redevelopment is the latest in SNG’s ongoing investment in Basingstoke, where we are major provider of social and affordable housing.

Following two pre-application meetings with Basingstoke and Deane Borough Council, the design has evolved based on officers’ comments, with adjustments made to the building’s height and materiality to fit its surroundings. For example, additional brick detailing has been added across the facades to respect the local conservation area, and green tiles have been included at the entrance as a nod to The Grapes Hotel, which stood on Wote Street from 1843 to 1966.

Joe Marshall, Regional Managing Director, SNG, said: “This development will provide much-needed affordable homes for older people, in a location that offers the best of both convenience and independence. With shops, healthcare, and community facilities just a short walk away, and green spaces close by, it’s an ideal setting for later living.

“The design has been shaped with care to fit the character of the neighbourhood, while offering modern, sustainable homes with features such as private balconies, communal gardens and shared spaces that support both wellbeing and community life.”
