SNG joins Vistry, Ealing Council and Grainger in celebrating topping out of 575-homes in Southall
Representatives from SNG, Vistry, Ealing Council, and Grainger gathered to celebrate the topping out of the £157 million development project at Merrick Place in Southall on Wednesday 20 November.
Led by Vistry, this landmark development will bring 575 high-quality, mixed-tenure homes and vibrant commercial spaces to this burgeoning area of West London, adjacent to the Southall railway station.
Designed by Cartwright Pickard, Merrick Place is a high-quality and modern car-free development, showcasing Ealing Council’s commitment to sustainable, accessible urban living. Upon completion, the development consists of four buildings, and includes extensive cycling facilities, featuring 926 bicycle parking spaces and two dedicated servicing bays.
The scheme is an important component of SNG’s London New Homes Programme as it has been designed to address London’s housing demand through high-quality, affordable, and sustainable housing, with 35% of the homes set aside as affordable housing by habitable rooms. Of these affordable units, 30% will be available for London Affordable Rent and 70% for Shared Ownership, ensuring a diverse range of housing options.
In addition to affordable housing, the development includes a substantial build-to-rent (BTR) component, with Grainger, the UK’s largest listed residential landlord and market leader in the BTR sector, forward-funding the construction of 401 rental homes across three blocks.
Vistry was selected by SNG as the principal contractor for Merrick Place, a decision that. The project marks a significant step forward in the transformation of this former light industrial site on Merrick Road, contributing to Ealing’s broader regeneration goals and enhancing the area’s connectivity through proximity to Southall railway station.
Matt Bird, SNG’s Regional Managing Director (London & East), commented: “We’re really delighted to have reached this significant milestone of what is promising to be a fantastic development delivering much needed new homes in Southall. The mix of homes and commercial space at Merrick Place really does offer the promise of a thriving community over generations aligning with SNG’s mission. This project is also another example of successful partnership working between SNG and Countryside Partnerships who are also our joint venture partner at Northwick Park in Brent. Once complete these two developments will see the delivery of 1,100 high quality new homes.”
Mike Woolliscroft, Group Business Improvement Director and London Chair, at Vistry Group, said: “We are thrilled to celebrate the topping out of Merrick Place alongside our valued partners, marking a significant milestone in bringing this landmark project to life. The Merrick Place development aligns with Vistry Group’s vision to deliver affordable, sustainable housing that meets the evolving needs of London’s communities. This project highlights our commitment to a greener future and exemplifies forward-thinking urban design here in Ealing. With today’s topping-out celebration, the project moves closer to becoming a vibrant new community for Southall, providing high-quality mixed-tenure homes, valuable amenities and sustainable transportation options for future residents.”
Jayne Dickens, Director of Transactions at Grainger, said: “This is an exciting milestone for our Merrick Place scheme, which will be an excellent addition to our London portfolio, providing 401 high-quality, professionally managed and well-connected homes for renters in Southall. We look forward to seeing the scheme progress over the coming months ahead of our launch in 2026.”
