SNG exchanges contracts with The Hill Group to deliver 154 social rent homes in Brent
We've exchanged contracts with The Hill Group to deliver 154 new social rent homes across two sites in Dollis Hill and Wembley Park, within the London Borough of Brent.
The Section 106 agreement forms part of a wider regeneration programme being delivered through a joint venture between the Hill Group and Pinnacle Investments across two former United Colleges Group sites. Together, the developments will deliver a total of 1,934 new homes. As part of the agreement, SNG will provide 69 apartments across three buildings on a parcel of land on Dudden Hill Lane, with a further 85 apartments delivered within a single tower on Wembley Park Drive (pictured below).
The wider scheme will also see the former site of our Wembley headquarters at the Olympic Office Centre on Fulton Road transformed into a new, consolidated campus for United Colleges Group.
All apartments will be built to a high quality, will be energy efficient and will meet our sector‑leading Homes and Place Standard. Every home delivered by SNG through this agreement will be for social rent, making them available to households on Brent Council’s housing register. Residents could be moving into their new homes from 2029.
We're currently developing 709 social rent homes across London, including a previous agreement with Berkeley Group to deliver 555 homes at Grand Union in Brent and Silkstream in Barnet. Within Brent alone, we're delivering a total of 423 homes at social rent.
Funding for the new homes has been secured through the Greater London Authority’s (GLA’s) Affordable Homes Programme 2021–26.
Matt Bird, SNG’s Regional Managing Director for London and the East, commented:
“We’re delighted to have exchanged contracts with The Hill Group, demonstrating the value of strong partnerships during challenging times. With the support of the GLA, we’ve been able to secure hundreds of social rent homes and reaffirm our long‑term commitment to Brent. Both developments are in excellent locations, offering strong transport links and access to opportunity within thriving communities.”
Andy Hill, founder and Group Chief Executive of The Hill Group, said: “At a time when housebuilding has substantially stalled in London, we are working tirelessly with our partners to bring forward new developments, such as these two sites in Wembley and Dollis Hill.
“Together, we are unlocking the potential of these sites to deliver much-needed homes in the capital, while transforming the area to develop new and enhanced public realm and provide essential community amenities that enable sustainable and thriving new neighbourhoods.”
