Top marks for SNG’s affordable homes at Brabazon near Bristol

Our affordable homes at Brabazon, Bristol's landmark new town, have achieved an exceptional assessment against our sector-leading Homes and Place Standard.

The properties achieved one of the best overall scores to date, ranking as the highest-performing homes assessed using the standard. This outstanding result reflects the strength of the design quality, sustainability credentials and placemaking principles being delivered by YTL Developments at Brabazon.

Brabazon developer YTL Developments, is expecting to deliver 6,500 new homes at Brabazon of every type and tenure, of which 1,700 will be affordable.

The mixture of two, three and four bed houses assessed by SNG are part of the second phase of new homes at Brabazon, known as The Heritage District. The properties, built by YTL Construction are all available for social rent to people from South Gloucestershire Council’s housing register.

A key driver behind the strong performance was Brabazon’s exceptional focus on placemaking. The masterplan for Brabazon, which won the ‘Placemaking’ category at the Insider South West Property Awards, puts community, nature and connectivity at the heart of the new town.

Residents will benefit from more than 86 acres of green space, including the 15-acre Brabazon Park – set to be the largest new urban public park delivered in the South West in more than 50 years. Brabazon will have sports and leisure facilities, a food and drink quarter, public squares and children’s play areas.

Brabazon will also be home to the 20,000‑capacity Aviva Arena, as well as new conferencing and exhibition space.

The unique Homes and Place Standard by SNG marks our commitment to building and maintaining good quality homes and better places to live. It scores each home against criteria in the Home, the Placemaking and Sustainability, to ensure that customers have the best chance of a happy, healthy home, whilst guiding SNG towards Net Zero by 2050. The high-scoring homes at Brabazon reflect a new town which has been designed to create not only high-quality homes, but a thriving and connected community.

Connectivity was another significant factor. The Bristol Brabazon railway station opening this year, expected to provide journeys to Bristol Temple Meads in less than 20 minutes, will offer residents sustainable transport options and strengthen links across the wider West of England region.

The Homes and Place assessment also recognised commitment to sustainable design at Brabazon. Innovative bioretention drainage features have been integrated into the streetscape, helping manage surface water naturally while creating attractive and greener public spaces.

The homes themselves have been designed with long-term sustainability in mind. All properties will include air source heat pumps and solar PV panels, with homes achieving EPC A.
