The site already holds outline planning permission, granted in September 2022, which approved the principle of development. 

The application now being prepared is a Reserved Matters application. This stage confirms details such as layout, appearance, landscaping and internal access roads and does not seek to revisit the principles of development. 

The scheme will deliver 50 new homes, of which at least 24 (48%) will be affordable. With funding secured from Homes England under our Strategic Partnership agreement, we are able to utilise this grant to deliver additional affordable housing. 

Shared Ownership is aimed at helping people who cannot afford to purchase a home outright. It allows purchasers to buy a share, typically between 25% and 75%, of a new home and pay rent on the remaining share to SNG.  

A mortgage is secured against the owned portion, while rent and service charges apply to the remainder. 

Over time purchasers are able to purchase a greater share of the property, known as “staircasing”. 

Homes offered for social rent provide accommodation at rates significantly below open market levels. 

Applicants must register with Bucks Home Choice, Buckinghamshire’s Common Housing Register. The Council assesses housing needs and assigns applicants to priority bands. Available homes are advertised, and eligible applicants can express interest. The property is then offered to the highest-priority applicant with the longest registration date. 

Yes. A public right of way will be retained and integrated into the new development, linking existing and new neighbourhoods. The site will also include accessible green space, including a small green and a play area for children. 

The development will provide 105 parking spaces.

The development will incorporate air source heat pumps, photovoltaic (solar) panels, and electric vehicle charging points, helping to create a low-carbon and environmentally responsible community.

However, they also work closely in partnerships with housing associations, councils and institutions deliver much needed affordable and social housing. We recognise that nearby construction can be disruptive. The development will be accessed from Horns Lane, and we are committed to minimising impacts on the surrounding community. 

SNG is a member of the Considerate Constructors Scheme, meaning the site will be monitored against high standards of behaviour, cleanliness, and community consideration. We will also be required to out line a Construction and Environmental Management Plan (CEMP) as part of the planning permission before commencement 

Our appointed contractor will: 

• Manage traffic and safety around the site 
• Control working hours 
• Provide designated parking for site staff 
• Ensure robust site security 

We expect all contractors to uphold a safe, secure and well-maintained environment at all times. 

• Late summer 2025 – Submission of Reserved Matters Application 
• Early 2026 – Discharge of any remaining planning conditions 
• Spring/Summer 2026 – Construction due to commence 

Following submission, the Buckinghamshire Council will undertake a statutory consultation, offering further opportunities to comment on the planning application.
